An enchanting cottage reached via winding lanes through woodland and rolling pastures.  The Bryer has a magnificent oak beamed vaulted ceiling and is set in beautiful vineyard countryside.  A peaceful and quiet location yet only a short drive to Rye with its cobbled streets and specialist shops.  The golden sandy beaches at Camber are just a little further away.  The Bryer can be booked in conjunction with its sister property, Owl House RH1151, to sleep a total of  up to 6 people, making this a great place to share with family and friends.

Ground Floor:
Open Plan Sitting/Dining/Kitchen: a fantastic living space, combining  impressive vaulted ceilings with high quality oak floors and under floor heating.
Sitting Area: three seater sofa, two armchairs, wood burning stove, wall mounted TV/DVD, occasional tables and full height French doors leading out to the secluded brick patio with panoramic views across the fields and vines
Dining Area: with  table and four chairs, it has a wood burning stove for extra warmth in the winter evenings.

Kitchen Area:  well-equipped, providing electric oven, hob and extractor hood, microwave, slim-line dishwasher, fridge with freezer compartment and a washing machine
Bedroom 1: has a king size bed, bedside cabinets and a built-in clothes storage space with hangers and shelving and is carpeted.  Fully tiled En-Suite Wet Room with shower, heated towel rail, washbasin and w.c
Bedroom 2: with twin beds, bedside cabinet and built-in wardrobe space with hangers and shelving.This bedroom also has a fully tiled En-Suite Shower Room: with a shower, heated towel rail, washbasin and w.c

Garden: with garden furniture and barbecue set within a secluded brick patio, plus acres of  pasture and vineyard through which to roam.
Parking: Covered parking for one car in Oak framed garage plus additional space on driveway if required.
Also Provided: Additional freezer located in the garage space. Complimentary basket of logs.
Notes: There are two ponds on the vineyard, plus tractors and the river Rother at the bottom of the field so children must be supervised when outside. The owners have two very friendly (and large!) Newfoundland dogs who will love to come and say hello! The approach to the vineyard is via a mile long private lane so not suitable for low suspension vehicles. Guests are welcome to stroll through the vines.


Could not fault this property, if you like peace and quiet, a rural location, fantastic views and lots of birds this is for you!

Lovely quiet location with great rural views across to part of the Kent & East Sussex Railway and on a good day you can see the trains from the edge of the field. It's a great place for exploring the local area, a trip to Great Dixter is a must, the gardens are beautiful. The owners provided us with a warm welcome and helped us find our bearings pointing out local amenities (Jempson's supermarket is very close and very well stocked but closed on a Sunday and bank holidays). It was just what we needed, a great place to relax and recharge, a real home from home. We would love to visit again and hope to make that happen later in the year - all being well!
